I know this may sound simplistic, but can someone please tell me how to set Sieve up to run a real estate index for real estate auctions in my area?

It sounds like you need the eBay advanced search option that lets you specify a search within a radius of a zipcode or city. You can find that option here :

AuctionSieve currently doesn't support that option.

Thank You. So it appears that all I need is the advanced search and I don't even need Auction Sieve for searching real estate in my area.

Probably not.
There are probably ways it can be used to find specific types of real estate but mostly AuctionSieve is designed for collectors.
